This estate or rather water estate, with an area as large as the center of Venice, is actually a private Venice or Giethoorn, only without the tourists," the enthusiastic owner comments. And he's right, because places like this are very rare. It may still be a bit unclear to you, just the words of praise are of course not enough. Let's take a look at the specifications of this exceptional water estate. What exactly are we talking about?

An authentic compact head-neck-body farmhouse built around 1926, located on a small quiet dike - where the children can still play outside- under the smoke of Amsterdam. The old Zaanse Schans is literally around the corner. A must for anyone who wants to keep smelling the center of Amsterdam,
because within a 15-minute drive you will be standing with your feet on Dam Square. Faster than many people who live in Amsterdam. The beach and other places such as Alkmaar, Hoorn and Haarlem can be reached in 25 minutes.

The whole consists of 3 hectares of (warm) ground, which is divided into 9 different islands. It doesn't get more idyllic. By boat to 1 of your own islands, the rustling of the reeds, the beauty of countless water lilies, and the twittering of the many unique protected bird species.

Behind the large gate that adorns the front of the house, there is a completely private world with lots of privacy that you can arrange according to your own wishes. The possibilities are endless. There are two separate guesthouses/practical spaces that you can rent out or use yourself, work at home, or opt for kangaroo housing, everything is possible. Do you wish to have a 'horses at home'? You can. There are 4 spacious horse boxes and the drained riding arena can be restored. Do you want to be transported by boat to another world, which might become yours?

You enter the property through the hall. You then enter a spacious open kitchen. The kitchen comes with a dishwasher, gas stove with oven and ample storage space. The bathroom/laundry room is also located in the hall, which is equipped with a sink and a jacuzzi/steam shower.

The living room is very welcoming and open to the top, with an additional sleeping area under the wooden beams on the loft. The first floor has three bedrooms, one of which has a small staircase to a romantic attic. The veranda at the house is inspired by the Cuban style. Next to the house, there is
a spacious indoor garage with an additional floor, providing more living space with easy access from the house.

The garage, bathroom, hall, kitchen, and living room have underfloor heating.

Power steam is present in the house, garage and barns.

Outside
The water estate itself is a beautiful nature reserve with birds and special plants and grasses. There is a wonderfully peaceful atmosphere and you can enjoy nature intensely here. There is a jacuzzi and sauna adjacent to the barn. There is also an outdoor shower and outdoor kitchen with antique
granite countertops.

There is ample parking space on the plot and there are several moorings for boats. The entire plot consists of 9 separate islands and a piece of land directly behind and around the house and guest houses. Behind the plot is a large protected nature reserve, the Kalverpolder.

This is a beautiful protected sailing area where you can have a quiet picnic. The Zaanse Schans is a little further by boat. The sailing area has an open connection and is 3 locks away from the sea.

This detached space has been carefully renovated and exudes a warm and cozy atmosphere. It also offers excellent opportunities to serve as an office/practice space. Equipped with underfloor heating, bathroom with shower and sink, separate toilet, and an en-suite room with a country kitchen. The loft in the room offers the possibility to place a bed.

Environment
The land/water estate is located almost next to the center of Zaandam and the Zaanse Schans and is 4 minutes away from the A7 and A8 motorways. It borders the residential area called 't Kalf, with all amenities such as schools, shopping mall, supermarkets, etc.

Together with the Haaldersbroek, this area forms an old hamlet. This is one of the oldest neighborhoods in the Zaan region. This hamlet is located southeast of the Kalverpolder, at the end of the Poel. This is an offshoot of the Zaan and the Braaksloot, next to the historic Zaanse Schans. In
1989, 128 people lived there. The population still fluctuates around this number.

In Zaandam, you have all facilities such as sports clubs, train stations, schools, and shops. Within 15 minutes you are in the center of Amsterdam, whichmakes this location truly unique. Complete freedom, under the smoke of the Dutch capital.

Renovations and sustainability
• The house has been completely modernized in the past 10 years with underfloor heating, double glazing and insulation HR++ glass.
• In 2023, the exterior frames and doors were painted.
• In 2019, electricity was completely renewed with power groups, also on the rear island.
• In 2020, a new HR (energy-efficient) boiler (intergas) was installed.
• There are a few solar panels but there is plenty of opportunity to install more.

History
The core is a protected townscape that is located in the National Landscape of Laag-Holland. You will find three old farms (including this property), two characteristic wooden drawbridges, and a number of old 'Zaanse' houses.

The oldest surviving house dates from 1661 and is located at Haaldersbroek no. 11. It was restored by the owner around 1970, including the 'death door'and the door transom. In 1974, it was given monument status.

In mid-20 th century, there was a plan to expand Haaldersbroek into a large new residential area. A secondary school was built for this purpose in 1956. It was built east of the center of Haaldersbroek. After the school had already been built, the new construction plan was moved to 'Kalf' on the other side of the water. Instead of the new residential area, the Zaanse Schans was created to the west of the hamlet between 1961 and 1974, with the aim of preferving the historical heritage. Later on, another museum was built near the school between the Zaanse Schans and Haaldersbroek, the current Zaanse Schans Museum. *

The fact that the neighborhood is almost car-free gives a lot of peace. The farmhouse is a compact old head-neck-body property. The cows used to stand behind its living area only 30 years ago.
